I echo concerns of Sabra Wagoner. The limited access resulting in the hammerhead and bridge pose potential hazards for neighboring homes and are of going concern. Developing on the arroryo will imede or forever change the natural flow of water. What are the ramificaitons for the natural habitat in the arroyo and for neighboring properties? Approving the variance and allowing this development to proceed poses safety concerns for the neighborhood as a whole.
Less discerning jurisdictions might approve squeezing in this lot. The lot is only accessible by building a 70 ft bridge & road over a 12 ft arroyo on land acquired from the neighbor. The proposed hammerhead is irresistible parking thus restricting emergency access. Arroyo protection, water retention & existing flows must be thoroughly controlled & developers previous unpermitted hillside leveling causes concern. This variance is at the expense of safety, water mgt, & inconsistent with PV regs.
